Mortgage Options

Whether you’re a first-time or 10th time buyer, or just adding to your portfolio, Signature FCU offers fixed-rate and adjustable rate mortgages (ARM) with a variety of terms.

Primary Residence Loans:

  • Up to 97% maximum financing on single-family dwellings for qualified borrowers
  • Up to 90% on all condos
  • Up to 75% on 1-4 unit dwellings when you are occupying one of the units

Investment Property Loans:

  • Purchases are available for up to 85% maximum financing

Refinance Options

Refinance your mortgage to lower your monthly payments, change your term, and even pay off your mortgage faster.

Refinancing is available on both primary and investment properties:

  • Up to 97% LTV* on single-family dwellings
  • Up to 90% LTV on condos
  • Up to 85% LTV on cash-out refinance
  • Up to 75% LTV on investment property

*LTV = Loan to Value

Mortgages are available for properties nationwide, except in Alaska, Hawaii, and Puerto Rico. All loans are subject to credit approval and additional pricing may apply.

Documents Required for Processing:

  • One month of paystubs
  • Last two years w2’s
  • Last 2 years tax returns (if self- employed)
  • Annuity Statement (if retired)
  • Social Security Award Letter (if retired)
  • Copy of Deed showing ownership (Refinance Transaction Only)
  • Copy of most recent tax assessment (Refinance Transaction Only)
  • Copy of homeowner insurance declarations page (Refinance Transaction Only)
  • Last two months bank statements (Purchase Transaction Only)
  • Gift Letter (if applicable) (Purchase Transaction Only)
  • Ratified Sales Contract (Purchase Transaction Only)

SAFE Act

In 2008, Congress implemented the Secure and Fair Enforcement (SAFE) Act, which was designed to enhance consumer protection and reduce fraud by setting standards for licensing mortgage loan originators.

The SAFE Act requires mortgage loan officers to pass a background investigation, submit fingerprints, and secure a mortgage loan originator number as part of the National Mortgage Licensing System. These identifying numbers are public information and must be produced upon a consumer request.
